1. General Information
These Terms & Conditions apply to bookings for two self-catering properties located in Westbury-Sub-Mendip, Somerset, England:
- Glebe Lodge – A small bungalow accommodating a maximum of 2 guests.
- Glebe Barn – A two-storey barn accommodating a maximum of 3 guests.
By making a booking, the guest (“you”) agrees to comply with these Terms & Conditions.
2. Booking & Payment
- A 40% deposit of the total rental amount is required at the time of booking to secure your reservation.
- The remaining 60% balance is due 1 month (4 weeks) before arrival.
- Bookings made within 30 days of arrival must be paid in full at the time of booking.
- There will also be an additional cleaning charge of £25 added to each booking.
3. Cancellation Policy
- 30+ days before arrival: Full refund of all payments made.
- 7–29 days before arrival: 50% refund of the total booking amount.
- 7 days or fewer before arrival: No refund.
- Failure to pay the balance by the due date may be treated as a cancellation by the guest.
4. Check-in & Check-out
- Check‑in time is from 3:00pm onwards.
- Check‑out time is 10:00am.
5. Pets
- One well‑behaved pet is permitted per property (by prior arrangement, additional pets allowed).
- A £25 additional cleaning fee applies and will be added to the total booking cost.
- Pets must not be left unattended in the property.
- No pets allowed on the furniture or beds.
- Guests are responsible for cleaning up after their pets and dispose of pet waste bags in the main dustbin.
- Any damages will be charged at the time of departure.
6. House Rules
- No parties or events are permitted.
- Quiet hours after 10:00pm must be observed.
- Maximum occupancy must not be exceeded: 2 guests in Glebe Lodge and 3 guests in Glebe Barn.
- Smoking is strictly prohibited inside the properties.
7. Damage, Breakages & Security
- Guests are responsible for any damage or breakages that occur during their stay.
- Please report any damage as soon as possible so repairs can be arranged.
8. Property Use
- The property must be used for holiday purposes only and not for commercial activities.
- The lead guest must be at least 21 years old and present during the stay.
9. Liability
- The owners are not responsible for loss of personal belongings, injuries, or accidents that occur on the property.
- Guests should ensure they have appropriate travel insurance.
10. Right to Terminate Stay
The owners reserve the right to terminate a stay without refund if guests fail to comply with these Terms & Conditions or cause nuisance to neighbours.
11. Acceptance of Terms
By paying the deposit, you confirm that you have read, understood, and agreed to these Booking Terms & Conditions.
